The Road to Parcel G is under construction!!

You might ask…where is Parcel G? Well it is a triangular shaped parcel with Hood road as its base in the south, extending north to a point just south of Donald Ross,  and bounded by I95 on the east and the Turnpike on the west. Eastpointe is just beyond the Turnpike to the west.

The lots for the single family homes being built by Kolter in Alton Neighborhood 1 closer to Central Blvd measure 40×130 or 55×140. The lots for the new Parcel G will be a little larger at 65×140 or 65×150. There are also a few very large lots. Bigger homes!!!

According to the city plan, there will be two roads in and out of Parcel G. They will be on Hood road, on either side of Franklin Academy on Hood. And Yes, these roads are now under construction and visible from Hood Road!

Interesting places and distances from the entrance:

Publix 1.4 miles, Coolinary Café 2.0, Total Wine 3.5 miles, Trader Joes 4.3 miles, Juno Beach 5.0 miles, Palm Beach island 10 miles.

Price for an Edge D model

The photo above shows an Edge D model at Alton near the Model Center.

The Pre-Construction pricing, of June 2, 2017, shows that an Edge B model can cost $1,149,000. There may also be a charge for the specific home site.

The Edge D model can come with 5 to 6 Beds, 5.5 Bath, Den, and a 3 Car Garage.

The total A/C sq. ft. can range from 5,149.

Rental Apartments coming to Alton

The construction of Atlantico, apartment rentals, is well under way at Alton, in Palm Beach Gardens.

Atlantico is located just north of Alton Neighborhood 1, where homes have been built and people have moved in. Neighborhood 1 is just north of Grandiflora Road, and west of Central. Atlantico is just to the north as shown in the map above.

The commercial stores will be north of Atlantico and on the south side of Donald Ross Road..

There will be eight 4-story buildings and two 3-story buildings totaling about 353 rental apartments. Amenities will include a pool complex, fitness center, clubroom, business center, and more.

Look like Alton will soon  be populated.

Price for an Edge B model at Alton

The photo above shows an Edge B model at Alton near the Model Center.

The Pre-Construction pricing, of June 2, 2017, shows that an Edge B model can cost $1,019,900. There may also be a charge for the specific home site.

The Edge B model can come with 4 to 6 Beds, 4.5 Bath, 2 Dens, and a 3 Car Garage.

The total A/C sq. ft. can range from 4,127 – 4,923.

Alton clubhouse progress

Well they are making great progress in building the clubhouse at Alton!

The photo above gives an inkling of what to expect.

They hope to have the clubhouse up and running by year end.

And as Kolter says, you can just walk from your home to everyplace! That’s Alton Life!

The Road to Parcel G

 

 

On June 10, 2017 I took the photo above of the new road starting at Hood Road just west of Franklin Academy. I was standing on Hood Road. It will be the entrance to Alton Parcel G.

As each day goes by, more work is being done. I had a brief chat at the Sales office and it seems we will see a lot during 2017 re Parcel G.

On a previous post, about paperwork with the City of Palm Beach Gardens, I mention that the homes in Parcel G may be quite large. Some of the proposed lots in Parcel G are also quite large. We will see!

And here comes Parcel G to Alton

It looks like Parcel G may be starting.

In March of 2015, a petition was sent to the Planning and Zoning department of the city of Palm Beach Gardens. It was for Kolter to build 331 single family homes on Parcel G of Alton. On Feb 9, 2017, the approval from the city stated a max of 485 homes!

Parcel G is a triangular parcel whose base is Hood road. One side is I95 and the other side is the Turnpike. The top of the triangle is very close to Donald Ross road.

The primary road in and out of Parcel G will be immediately east of Franklin Academy and running across Hood road near Westwood Gardens.

So what’s up?? I was driving by and noticed a new fence on the north side of Hood road covered with canvas and running from the turnpike to I95. That’s the base of Parcel G!!!

I stopped in the construction shack on Hood road and was told in fact that the clearing being done is the START!!!
